Floridas Emerald Coast Real Estate Heating Up
Northwest Florida residential real estate numbers "spring" forward in April 2012. Detatched Single Family Properties post postive changes over April 2011 numbers. Pending Sales are up 32% to 553 units and Average Sales Price up 13.3% to $330,601. Days on Market have declined to 143, a 20.6% drop over last April. Continuing the trend, Months Supply of Inventory as been reduced to 7.8 months, 41.65% less than April 2011.
Townhouse and Condo market numbers for April remain steady with a few minor dips compared to last year's numbers. There are 176 Pending Sales, 167 Closed Sales with an Average Sales Price of $283,842. Days on Market down 14.5% to 200 and Months Supply of Inventory has decreased 46.8% to 11.1.
